Making The Winning Offer

This is it. THE house. The one Knoxville, Tennessee house you want in all the world. None of the other homes in Brampton or Memphis or the rest of Knoxville can hold a candle to it. You must have it. All you have to do is put in the offer... but wait! What's this? Some OTHER family has decided that this is the one house in all the world for THEM! There's going to be a bidding war! What will you do? You must make the winning bid, of course, if you really want the house. Here's some simple advice on how to do it.

The Price

Your offering price is probably the most important factor in whether or not the buyer will accept your purchase bid or not. If they have their eye on moving into one of those downtown Toronto homes and you're shortchanging them on their listing price, they will say no, especially if there are other offers out there. Your first offer, if there are other bidders, should be at the listing price if your realtor agrees that the listing price is fair. Don't bid too high all at once and show all of your cards to your competitors. Leave room for negotiation.

The Offer of Purchase

Once you have decided upon the price your realtor must draw up an offer of purchase. This is a complex document outlining every part of the potential deal with the buyer, including who will pay what closing costs, what will come with the house (e.g., any appliances or furniture) and when the closing date will be. This lets the buyer know exactly when they will need to move out into their new place in Meadowvale homes if they accept you. It is imperative that you have this document properly drawn up, not only to insure that all terms are clearly outlined, but also to show the buyer you are serious.

Rejections and Counteroffers

If you're not accepted, they will either reject your offer or come back with a counter-offer listing the changes they would like. If you are rejected, it may be because the seller is interested in another buyer's offer, or it could be because they don't like your terms or your realtor was insulting or pushy. Either way, you are welcome to try again. Most Toronto condos are not sold on the first offer, and neither are a lot of Knoxville homes. If the seller comes back with a counteroffer, where they have changed the price or terms, this is a good sign, because it means they're interested in you. You can either accept their terms or counter their offer, but beware of countering too many times as it may weary the seller.

Going Beyond Money

Sometimes, like with the sale of Scarborough Bluffs homes, sellers have the advantage, and can pick and choose among buyers. If this happens, it doesn't hurt to show the sellers that you're a serious, responsible person with a genuine love for their home. The buyer's attitude can influence the sellers choice.
